When deciding to buy or build a new home, buyers often consider location, layout, and curb appeal. But increasing awareness of climate change is prompting more buyers to consider a property’s energy efficiency features as well. Attic insulation can reduce monthly utility bills while adding value to the property.
Homes with eco-friendly features tend to sell faster than other properties on the market, according to research by Zillow and other industry experts. Listings that mention double-pane windows, for example, typically sell a week faster and for 1% more than similar homes without them. Other energy-saving features, like programmable thermostats and smart sprinkler systems, also add value to a property. Homes built to protect against environmental hazards, such as hurricane shutters or stilts, can sell nine days faster than their non-durable counterparts, and those with electric vehicle charging stations spend 18 days less time on the market.
Energy-Efficient Homes Sell Faster: The Link Between Comfort and Market Demand
Energy-efficient homes typically offer lower utility costs to buyers, which can offset the cost of installation. These upgrades can also lead to tax credits and rebates, which further increase the value of the home.
ENERGY STAR-certified homes, for instance, sell for 2.7% more on average than other properties, according to a study by Freddie Mac. And homes with green certifications, such as LEED and EPA labels, earn premiums of up to 8%. However, it is important for homeowners to properly market their energy-efficient homes and explain how these features can benefit prospective buyers.
